House One: A Gutted Main Floor Turned Into an Open Kitchen

When we bought this house, the main floor was down to the ceiling joists and the brick behind the old plaster. Wiring hung loose from the ceiling and the floor was bare subfloor. We kept the glass door to the back deck and built the new kitchen around it.

After

The finished room has an island with seating, white cabinets that run to the ceiling, stainless appliances, recessed lights and new plank flooring across the whole floor.

House Two: A Stripped Kitchen Rebuilt Around Its Two Windows

This kitchen came to us with the cabinets torn out, the ceiling open above the old range, patched walls and capped water lines sticking out of the floor. The two windows on the back wall stayed, and the new range hood now sits between them.

After

The new kitchen has green lower cabinets, wood upper cabinets, an island with stools and patterned tile behind the range. We also rebuilt the bathroom with a tiled walk in shower and a floating vanity.

House Three: Kitchen, Living Room, Sunroom and Bathroom

The third house needed work in almost every room. The kitchen was open to the studs and insulation. The living room had a raw brick wall with drywall leaning against it. The sunroom was full of construction materials, and the bathroom shower was framing and open plumbing.

The Kitchen

After

The window over the sink and the wide opening to the living room stayed in place. Everything else is new: cabinets, counters, appliances, lighting and floors.

The Living Room

Same living room after renovation, painted brick fireplace wall, recessed lights and new flooring
After

We kept the brick fireplace wall, painted it a light color, added a mantel and finished the room with recessed lights and new flooring.

The Sunroom

Before
Same sunroom after renovation, white paneled walls and ceiling, new flooring and the original peaked windows
After

The peaked windows are the same in both photos. The dark wood paneling is now painted white, which makes the room much brighter, and the tile floor was replaced.

The Bathroom

Bathroom before renovation, shower wall framing exposed and plumbing open in the floor
Before
Same bathroom after renovation, freestanding tub, double vanity and large format tile walls
After

The finished bathroom has a freestanding tub, a double vanity, a glass walk in shower and large tile on the walls.

What These Projects Mean If You Are Selling

ROI National buys houses for cash in the condition they are in, then renovates them after closing. ROI National has been buying houses since 2015, and this page shows three houses we bought and rebuilt. The before photos were taken on site while the work was underway. The after photos show the same rooms once the renovation was finished.

If your house needs work like this, you can still sell it. You do not have to fix anything first. We make a cash offer on the house as it stands today, and the renovation becomes our job, not yours.

Every house on this page was bought before any of this work was done. The owners did not paint, patch, clean out or replace anything. That is the point of selling to a cash buyer: you skip the repairs, the contractors and the months of carrying costs.

Renovating an older house also comes with rules. The EPA requires anyone paid to do work that disturbs painted surfaces in homes built before 1978 to be certified in lead safe work practices, under its Lead Renovation, Repair and Painting Program. When you sell as is, finding and managing that kind of work is not your job.

Before and After Questions

Do I need to repair my house before I sell it to ROI National?
No. ROI National buys houses as is. You do not repair, clean or stage anything before closing. The before photos on this page show the condition houses can be in when we buy them.
Did ROI National renovate these houses?
Yes. ROI National bought each of these houses and paid for the renovation after closing. The sellers did not fix anything before they sold.
Will you buy a house that needs a full gut renovation?
Yes. Houses with open walls, old plumbing, failed kitchens or bathrooms, and dated rooms are the kind of houses we buy. Condition does not disqualify a property.
How fast can I get a cash offer?
We send a cash offer within 1 hour of reviewing your property. Once you accept, we can close in as little as 7 days, on the date you choose.
Why are there no addresses on this page?
We do not publish the addresses of the houses we buy. The photos show the rooms only, before and after the work.
